"You get what you pay for."

It’s the most predictable line from competitors. So, here’s what may surprise you. I agree. If you want to pay more to a listing broker who uses gimmicks and memorized sales pitches, then you will get what you pay for: an over-priced service and lower net proceeds.

For better or worse, real estate has changed. This is why Modern Realty LLC exists. Real estate agents have been around since the early 1900s. But as the 2000’s emerged, so did the internet, as well as the information data exchange (IDX), which put listings online, and removed the real estate agent as regulator of what information consumers received. Over the past 20 years, we’ve added social media, real estate search engines, electronic documents, and digital signatures. Bottom line, there is no way you can justify the same price tag for the work of an agent now compared with even 20 years ago. No matter how many catchy sales lines an agent adds into his listing presentation, the 4%, 5%, or 6% price tag just doesn’t add up anymore.

So, why have a real estate agent at all? Good question. I have 3 answers for that: knowledge, experience, and liability. As recently as 2010, the WI Supreme Court confirmed that licensed WI real estate agents may continue to exercise the limited right to practice law. This practice of law is done through the use of approved real estate forms, and that is where it ends, but the forms are not something you can “DIY.” These forms create legally binding contracts, and, if used incorrectly, may lead to serious legal and financial consequences. Keep in mind, these forms are often revised. Agents are required to complete continuing education every two years, maintain accountability to various levels of authority, from their managing broker to ethics boards and the Department of Safety and Professional Services (DSPS), and typically hold extra liability insurance.

When hiring a listing agent, you need to see through the sales pitch and decide if the agent is the one you trust most to take you through this process. Do they spend most of their time justifying their hefty commission, or talking strategy about how to maximize your equity?
